Buying Process

If you are new to buying property in Bulgaria, we have prepared an example of how a sale would proceed.

  • When you have chosen your apartment you reserve by signing a reservation agreement with Bower Properties and paying a reservation deposit: for different developments or single apartments, the amount of the deposit varies, but usually it is approximately 3,000 Euro.
  • We strongly advise that you instruct a local solicitor to advise you on every step of the deal and represent you if necessary, in front of the local authorities and at the Notary Public Office.
  • In most cases the sale proceeds quickly to completion after the reservation agreement and this takes between four and eight weeks.
  • in some cases, after you've paid the deposit, a Preliminary Contract should then be negotiated between you and the sellers and your respective solicitors, this is mainly for Russian buyers.
  • Once your lawyer approves the Preliminary Contract and you sign it, the sale, in most cases proceeds to completion within four to eight weeks.
  • On completion, you pay the final payment, you or your lawyer will sign the Notary Deed.
  • Congratulations - you now own your apartment!
